Northstone, part of developer Peel L&P, is progressing its 268-home development at the derelict site off Smithy Brook Road in Wigan, following a consultation last year.
Wigan Council has already granted outline approval for the redevelopment of Pemberton Colliery into new housing, and the latest application seeks reserved matters consent for the homes.
Under Northstone’s plans, the development will comprise a mix of house types to suit a range of demographics including first-time buyers, families and those looking to downsize. In addition, 35 affordable homes will be delivered in a mix of affordable rent and affordable home ownership.
The homes would all be equipped with smart technology to automate heating, lighting, security, music and safety, to help residents save money on fuel bills, according to the housebuilder.
The 29-acre brownfield site has been underused for decades and the proposed development would help facilitate the delivery of the M58 link, a new road between Foundry Lane and the Smithy Brook Road Roundabout. Northstone is to contribute £4m towards the road through construction and financial contributions as part of its outline planning approval.
A consultation on the Pemberton Colliery homes ran between September and October last year.
