The Cording Real Estate Group has completed a £750,000 refurbishment project of the ninth floor of Bridgewater House in central Manchester and appointed Knight Frank to market the space.
The work saw the 17,000 sq ft floor upgraded at the grade 2-listed building in Whitworth Street. The building was sold nine months ago by Bruntwood as part of its ongoing portfolio reshuffle.
The revamped accommodation was refurbished to a grade A specification, including air conditioning and raised floors while many of the original features were retained such as the exposed cast iron columns and exposed brickwork.
Christian Millard, asset manager at Cording Real Estate Group, said: "This project has transformed the 9th floor combining a contemporary finish with the retention of many of the building's original features.
"Although this space is primarily aimed at larger companies, we're also in the process of upgrading some of the smaller suites. This additional work forms part of our wider investment in the property, which includes plans to refurbish the communal reception area within the next few months."
Mark Bamber, associate at Knight Frank added: "This building is one of only a very small number in Manchester to offer space of this size and quality. The recent investment provides potential occupiers with a unique opportunity to acquire high quality, large, open-plan offices in the city centre and at around half the cost of other new build space."
Located within walking distance of Oxford Road Station and St Peters Square, Bridgewater House provides a total of 180,000 sq ft of office space over 10 floors. Current tenants include Swinton Insurance and engineering and construction firm URS.
The refurbishment was project managed by Savills.
