Commercial Development Projects has proposed a pair of industrial units totalling more than 100,000 sq ft on land east of Irlam Wharf Road.
The plans go before Salford City Council’s planning and transportation regulatory panel this Thursday, a session that will take place at Two New Bailey under the new Government guidelines barring virtual meetings. Approval is recommended by officers.
CDP’s plans cover a 6.7-acre site in an area characterised by warehousing, sitting on the edge of the Northbank industrial estate. Holdings in the area include a UPS depot, Universal Container Services, the former Irlam Container terminal and the Northbank wastewater treatment site. The Manchester Ship Canal is directly to the east.
The site sits to the north of CDP’s Omega Drive scheme, currently under construction, which comprises 190,000 sq ft across three units.
The first unit in the developer’s latest application would extend to 40,000 sq ft, including a 2,500 sq ft mezzanine, with a 55-space car park and service yard. This unit would be accessed from the terminus roundabout on the southern arm of Irlam Wharf Road, which connects into Darby Road.
Unit 2 would extend to 65,500 sq ft, including a 3,000 sq ft first floor an would offer 40 parking spaces and service yard with further parking. The smaller car park would be accessed from the same point as Unit 1; the service yard of Unit 2 would be accessed from the terminus roundabout on the northern arm of Irlam Wharf Road, which connects directly to the Cadishead Way A57.
Although trees feature on much of the site, their classification is such that in planning terms it should not hold up development on what it allocated as an employment site.

Elsewhere in the region, CDP is working in partneship with Mirastar on a 393,000 sq ft spec-build warehosue in Widnes, now up for sale. The firm has this year delivered Hotel Brooklyn in Manchester and secured consent for One City Road, a pair of office blocks in the same city.
