Architect Buttress has unveiled the latest designs for Hilton House in Manchester, which secured planning consent for a major refurbishment in May this year with Stephenson Studio on board as architect.
Hilton House in the Northern Quarter was purchased in an off-market deal by Cert Property Group last year, and the developer subsequently submitted an application to redevelop the building earlier this year.
The proposals included a new façade, a 2,250 sq ft extension to the building’s top two floors, and a full refurbishment of the building’s interior, which will be targeted at flexible and co-working SME occupiers. This planning application secured consent in May.
Buttress has since been drafted in to develop detailed designs for the project, which originally had Stephenson Studio on board as architect, and has now submitted an updated planning application for the project.
Branded as JuNQtion, the upgraded office block will see a full re-cladding, with windows replaced with anodised aluminium.
The architect said the updated designs would be “more sensitive to the distinctive character of the existing Richard Seifert [designed] building” and would look to address “the woeful thermal and acoustic performance” of the building’s existing fabric.
A new entrance will be created to the building’s Hilton Street frontage while the existing Shack Bar & Grill’s frontage will also be upgraded as part of the plans.
Although Cert said the building would be marketed towards SME and co-working occupiers, the refurbished office space could provide floor plates of up to 5,400 sq ft.
Alongside Buttress, the professional team on the project includes Paul Butler Associates as heritage consultant and planner; Mullins as M&E consultant; Akira as quantity surveyor; and Paragon as building surveyor.
The plans are the latest in a series of co-working proposals for Cert Property, which announced the acquisition of Centric House in Liverpool for £3.3m earlier this year. The 27,000 sq ft building will also be refurbished and marketed towards flexible occupiers.
It also completed the purchase of The Junction, a 15,000 sq ft office in Salford Quays in January this year for more than £1.5m.
