Birchwood office building sold

British Steel Pension Fund has sold the 20,000 sq ft Millennium House in Birchwood, Warrington for £2m.

A Government department has purchased the three-storey self-contained building which is situated within its own grounds at the head of Birchwood Boulevard. The property was on the market at a quoting price of £2m and from agreement of the sale the legal process was completed within four weeks.

Jos Baxendell, consultant surveyor from BE Group, advising the vendor, said: "Reacting to market demand, we strategically advised our client to relocate an existing occupier, Kone Lifts, from Millennium House to provide a self-contained 20,000 sq ft office building. This deal underpins a strengthening office market and follows two large transactions completed earlier this year by BE Group in Birchwood; a 35,000 sq ft prelet to Your Housing and a 30,000 sq ft letting to MDS. Transactions that had been taking 18 months to conclude are now being completed within a matter of weeks as confidence returns to the market."

Mace Group acted as project manager for the purchaser and the joint selling agent at Millennium House was Jones Lang La Salle.
