BCEGI completes 34-storey Moda, The Lexington in Liverpool

Moda Living’s £90m build-to-rent tower at Princes Dock features 325 apartments ranging from studios to three-bed flats. More than 40% of the apartment building is already let.

Moda, The Lexington marked BCEGI’s first foray into the Liverpool market. The international arm of the Chinese-based Beijing Construction Engineering Group used modern methods of construction and MEVA automatic climbing formwork to deliver the project.

“This project represented a complex construction challenge, surmountable, thanks to the seamless professionalism of all involved,” said Dongwen Yu, lead director at BCEGI. “It has been a challenging time on site with the impact of COVID-19, but we are extremely proud of the team’s efforts to complete this project under these difficult circumstances.”

“This significant achievement is truly a testament to the strength of our collaborative culture and dedication as a project team,” Yu continued. “I’m very proud that our hard work has delivered such an iconic new skyscraper for Liverpool.”

Andrew Parker, UK director of projects for Moda Living, praised the building’s home city.

“Liverpool is a fantastic city with so much heritage and we have worked hard to create a neighbourhood that celebrates all of its history and culture,” Parker said. “We’ve seen that vision realised throughout the construction process, but we look forward to welcoming our new residents in the coming weeks to bring this thriving new Liverpool neighbourhood to life.”

Falconer Chester Hall designed The Lexington, which boasts more than 15,000 sq ft of amenity space including a sky lounge, gym, roof gardens and co-working space. Edge Consulting Engineers crafted the detailed structural design in the technical and construction phases of the project.

“The design of the building was inspired by Liverpool’s maritime history and links with New York and forms part of the wider regeneration masterplan of Liverpool Waters,” said Adam Hall, managing director at Falconer Chester Hall. “The collaboration between all parties has brought The Lexington to life, from a design concept through to completion and welcoming its first residents.”

Moda, The Lexington is the second Moda Living scheme to open to residents, the first being Angel Gardens in Manchester. Angel Gardens is expected to be fully occupied by the end of this summer.

A great addition to the skyline in Liverpool

The city simply can’t sustain talls like this , even if it’s not that tall. Liverpool needs to stop trying to emulate cities like London and Manchester and concentrate on Tourism around the waterfront like Hull or Newcastle. The numbers simply won’t stack up otherwise.

Always amazes how the miseries and nimbys worry about the developers losing money or not being able to fill the units, when their real issue is they don`t want any development all all and just love to post negative comments.
Moda have built an attractive looking tower which already is nearly half full, while Plaza 1821 next door is near as dam it full.
Would love to see Moda build at least another tower in the central docks, meanwhile can we now get Patagonia tower on site.

Lots of negatively In some of these comments. If the city couldn’t sustain talls like this they simply wouldn’t be built. I find comparisons to much smaller cities like Hull bizarre, Liverpool is one of the biggest cities in the UK and needs to act appropriately.

Fantastic addition to the skyline and I can’t wait for more hopefully on both sides of the Mersey.

Liverpool with its waterfront skyline suits tall buildings more than any other UK city. I hope I live long enough to see the skyline grow right across the North Docklands

Can PNW please compare the projected CGIs to what has actually been delivered?

While the tower doesn’t offend, it looks a long way from the Art Deco homage we were promised. And I note a number of possible material changes?

Understanding this journey from CGI to delivery would be a useful insight.
