Alsager set for dementia facility in former office

Lagan Developments has completed the freehold sale of a 32,000 sq ft former office at Linley Point, Alsager, to Seddon, which will start shortly on the conversion of the building into a specialist dementia care facility.

The former headquarters of Twyfords Bathrooms has planning permission to be turned into accommodation for 70 residents.

P4 Planning secured full planning approval for the conversion, after the change of use application was unanimously approved at committee by Cheshire East Council. The scheme will include en-suite bedrooms, dining areas, a cinema, hairdressers, laundry, library, café and external terrace.

The office building has been vacant since Twyfords closed its manufacturing operation in 2015, and has had minimal interest for use as an office development. The property is surrounded by a number of new residential developments that are currently under construction, as well as a proposed supermarket.

Matthews & Goodman advised Lagan on the sale.

David Laws from Matthews & Goodman’s national business space team said: “We are delighted to have secured Seddon as purchaser for Linley Point and that the building will now be repurposed and converted into a much-needed residential care home facility that will complement the surrounding the residential development.”

Charlotte Fowler, Associate at P4 Planning said: “This scheme will transform what is currently a vacant, unusable site into an attractive development. Not only will it enhance the choice of specialist dementia care in the borough and contribute to the council’s housing supply targets for older people, it will also enhance the wider Twyfords site, which is growing into a thriving residential led, mixed-use scheme.”

Alsager could also benefit from small industrial units and offices for small businesses so work can be kept local. Love the idea of the dementia complex good use of brown field site. Is there any plans to put a doctors surgery on the site to ease the over use of the one in Alsager?

I agree with the point made here about Alsager needing some small office spaces for startup businesses. The only units I know of are on the Radway Estate, but these units are not suitable for some types of business.
