New Bailey leads office pipeline

The cladding and glazing phase has begun at English Cities Fund’s 125,000 sq ft One New Bailey office in Salford, the first of a raft of large office developments due to complete across Greater Manchester in the next 18 months.

One New Bailey is on schedule to be ready for occupation in May 2016, as part of the New Bailey development site on the banks of the River Irwell. The scheme is made up of several phases, with a 143-bed Premier Inn and a 615-space NCP car park already completed.

One New Bailey will provide eight-storeys of prime office space, while a further two 200,000 sq ft offices are planned for the site. In addition, there will be a mix of cafes, bars and restaurants, as well as enhanced public realm in the form of a new public square.

ECf recently started on site with a £1m marketing suite and events space, which will be split across either side of the One New Bailey block and will be used as a venue for a range of events set to begin in October.

Bowmer & Kirkland is the contractor.

One New Bailey is one of five offices currently in development across Manchester and Salford due to complete by autumn 2017.

The other schemes are:

  • Ask Real Estate’s 101 Embankment, delivering 165,000 sq ft and due to complete in July 2016,
  • Allied London’s 160,000 sq ft XYZ, open in autumn 2016
  • Mosley Street Venture’s 160,000 sq ft Two St Peter’s Square, due in January 2017
  • Allied London’s One Spinningfields, bringing 267,000 sq ft and due to complete in spring 2017

ECf is a joint venture between Muse Developments, Legal & General and the Homes & Communities Agency.
