MSV to deliver half of £49m Gatley Golf Course

Housing provider Mosscare St Vincent’s will bring forward 122 properties at Bellway’s 244-home Stockport development.

MSV has agreed terms to deliver 122 homes for affordable rent, intermediate rent – capped at 66% of the market rate – and shared ownership at Gatley Golf Course. Bellway will develop the other 122 for open market sale.

Charlie Norman, chief executive at MSV said: “This is great news for Stockport, bringing an unused and undeveloped site into use for local people.

“We are still in the grip of a housing emergency, where families are crying out for affordable homes.  MSV has a strong track record of not only providing those homes, but then delivering on our promises and providing the best possible services for long-term investment in the area.  Overall, the development will see an investment of £49m in the site, which has got to be good news for everyone.”

Bellway lodged reserved matters plans for a mix of one-, two-, and three-bed houses and apartments at the 44-acre disused golf course in April having been selected by Hollins Strategic Land as preferred bidder in 2025.

Hollins secured outline planning consent for the site’s redevelopment following an appeal in early 2025.

Mathew McAdam, managing director of Bellway in Manchester, said: “We are delighted to reach this agreement with MSV Housing, which will make a significant contribution towards the provision of affordable homes in Stockport and also help to accelerate the delivery of new housing.

“High-quality affordable housing is an essential ingredient in building strong, inclusive and diverse communities. We are looking forward to developing the former golf club and delivering high quality new Bellway homes in such an attractive setting within Stockport.”

In other words, they are purchasing the 50% affordable housing required under the terms of the S106 agreement for this site.

I am concerned at the lack of infrastructure on this project. At present there is no bus service on Styal Road whilst doctors and schools are at full capacity.

Whilst there is no bus service on this part of Styal Road there are services in Gatley and Heald Green that connect. Local schools show capacity and doctors surgeries are still taking registrations from a quick search online. Other recent articles point to more infrastructure being planned .

This is laughable as MSV cannot deliver a decent repairs or disabled services to those they already have as their tenants, so we will all be a lot worse off.

The exit points for this development are onto already busy roads ie Styal Road. Gatley Road and A34. More houses always create extra cars.
The roads leading to this development are not
built for extra traffic

Laughable. Buses through Gatley, 370/371 run every hour daytime. 11 goes to Wythenshawe Civic Centre, currently being demolished. Gatley Park NHS surgery was closed before Christmas. Ask me how I know, it’s part of Northenden health care who are bursting at the seams. Tiny token supermarket Tesco & co op, very little else. No idea about schools but Northenden schools are full. No cinema now
