Movement on NOMA’s 2 Angel Square
It has been more than three years since the Manchester office project secured planning permission. Now, developer Federated Hermes MEPC has appointed CBRE and JLL joint letting agents as it appears to be bringing the project forward at last.
CBRE and JLL will be tasked with finding an occupier for the 216,000 sq ft 2 Angel Square, the next part of MEPC’s vision for the NOMA neighbourhood by Victoria Station.
The last delivered building at NOMA, the 200,000 sq ft 4 Angel Square, is fully let to BNY Mellon. The bank is believed to be in talks to formally purchase the £120m building as well.
Drawn up by Cartwright Pickard, the red 2 Angel Square boasts two commercial retail ground floor units of 17,200 sq ft, in addition to its 198,800 sq ft workspace offering. It has been designed to achieve BREEAM Outstanding, NABERS Five Star, and EPC A ratings.
There would be provision for 180 cycles to be stored in the building, alongside 14 car parking bays and two motorbike ones.
Planit-IE designed the public realm around the building.
MEPC’s regional development director Dan Hyde remarked that the decision to move forward with 2 Angel Square was due to receiving “serious inquiries” from major corporates looking for office space in Manchester.
“Manchester continues to lead the way as the go-to regional city, thanks to its talent pool excellent graduate retention, visionary and stable political leadership, its global connectivity and of course its outstanding cultural and sporting pull,” he said.
He added later: “The success of 4 Angel Square, which set a new standard in the city centre for quality, sustainability and smart-technology, has established NOMA as a leading destination in the city, so we are keen to move forward with our next flagship office development as soon as we can.
“We are looking forward to continuing our work with established JLL team, led by James Devany and working with the newly appointed team at CBRE led by Joe Rigby, who have been responsible for some stand-out deals in the city recently.”

The team behind the successful 2022 application for 2 Angel Square included Deloitte, Buro Happold, Pager Power, Curtins, Stephen Levrant Heritage Architecture, Mainer Associates, Structural Soils, and Salford Archaeology.
Also on the team: Charter Oaks, ERAP, Bowland Tree Consultancy, Workman, Gardiner and Theobald.
That application also included proposals for 3 Angel Square, which is still lined up for delivery at some point in the future.

That’s a beautiful spot for enjoying the sun and gardens in Angel Square, which will soon be completely gone and shaded. Isn’t it time we start balancing the need for regeneration with the need for a good quality of life in a city already lacking good green space?

@Anonymous 12:43 – honestly one of the strangest comments I’ve seen on here. Both buildings are smaller than the towers that back onto them so no sunlight will be lost, the current garden landscaping is going no where and there is a lovely park in Angel Meadow around the corner. The current site has been fenced off for 4 years, no one has been able to access it so no loss there. These are also a good design that will bring 100s of jobs in both construction and office work.

I wonder if TransPennine Route Upgrade is starting to have an influence. Victoria will be 40mins to Leeds. You’ll have Wellington Place at one end and NOMA at the other.

Banal designs. Either the architects have no talent or no guts probably both. Manchester needs more ambitious and audacious designs not this banality. Manchester will soon be know as matchbox city if this continues.

1 Angel Square is possibly one of the finest modern buildings in The UK. The subsequent mess that followed (and will follow) just shows the complete lack of ambition on this site. Angel Gardens is already severely weathered and looks filthy and these new designs do nothing to inspire.
