Moody’s upsizes at upgraded Manchester office block  

The financial ratings firm has more than doubled its presence at Seneca Property’s 55 Princess Street to 9,000 sq ft, as the landlord completes a refurbishment programme.

Moody’s, which currently occupied around 3,600 sq ft, has agreed a new 10-year lease with Seneca Property at the building, close to Manchester Town Hall.

Seneca acquired the 57,000 sq ft office building from Abrdn in early 2024, the asset having been put up for sale at £20m. Law firm Trowers & Hamlins is also among those on the tenant roster.

The expansion follows a wider programme of works at 55 Princess Street, including the overhaul of the building’s reception and communal areas and revamping office accommodation throughout the property.

With the repositioning programme now complete, Seneca Property has launched the final two available fourth-floor suites, comprising 3,725 sq ft and 4,660 sq ft.

Jeff Morton, chief executive of Seneca Property, said: “The recent occupier expansion is a great result for 55 Princess Street and demonstrates the impact of the investment we have made in the building.

“To see an existing occupier more than double its footprint and make a new 10-year commitment is a strong endorsement of both the building and the quality of the environment we have created.

“With the wider refurbishment now complete and the final two suites launched, we believe 55 Princess Street is extremely well positioned to attract further high-quality businesses looking for a distinctive Manchester city centre base.”
