McGoff starts on £13m Trafford care home, nursery

The former Bowdon Mercure Hotel site is on track to become a 51-bed care home and 90-place children’s day nursery by next summer.

McGoff Construction has broken ground on the two-acre site, which sits at the corner of Lanham Road and Marlborough Road in Bowdon. The main contractor aims to reach practical completion for the nursery in April 2025 and the care home in May of that same year.

The £13m Bowdon intergenerational project is the work of a joint venture between the McGoff Group and Patrick Properties, with funding from Puma Property Finance.

McGoff Group companies are involved in nearly every aspect of the scheme. In addition to McGoff Construction, the group’s Panacea Building Systems is supplying the steel frame and installing the drylining. McGoff’s EdenCroft is doing the M&E, while McGoff Group Facilities Services is handling passive fire protection.

Upon completion, McGoff’s care home provider, New Care, will operate the senior living facility. The group’s childcare concept, Back to the Garden, will be in charge of the nursery. McGoff estimates that the project will create 100 jobs at the care home and another 30 at the nursery.

Corstorphine & Wright designed the project. The care home includes communal lounges, a dining room, nail bar, hair salon, and gardens designed by DEP Landscape Architects. Each of the 51 bedrooms will have its own bathroom.

This is the second intergeneration project for McGoff, which completed a similar scheme in Lymm a year ago.

Dean Johnston, group managing director for McGoff Construction Services, said: “We’re delighted to officially get started on site in Bowdon, transforming the derelict hotel site into much-needed care facilities for some of the oldest and youngest members of our local community.

“Following the success of our flagship first intergeneration scheme in Lymm, we have seen first-hand the incredible impact this kind of setting can provide for the local community and are very much looking forward to delivering this in Bowdon.”

The project team for the Bowdon scheme includes Clancy Consulting, Gartner Town Planning, Beardmore Urban, and SCP Transport. You can learn more about the project by searching 107877/FUL/22 on Trafford Council’s planning portal.
