Liverpool Science Park full again after hat-trick of deals
Sciontec has let just shy of 5,000 sq ft of lab space to Pierian Biosciences, ReNewVax, and an unnamed University of Liverpool spin-out.
The space at Liverpool Science Park, located in the Knowledge Quarter, became available when BioGrad left late last year and was re-let in three months, taking the complex back to full occupancy.
Pierian’s 1,000 sq ft deal sees the firm build on its existing presence at LSP – it now occupies 2,600 sq ft total – while ReNewVax, a UoL spin-out that develops vaccines for bacterial infections, has also signed up to just shy of 1,000 sq ft.
The deals demonstrate the high demand for lab space in Liverpool, according to Sciontec chief executive Colin Sinclair.
“The general sentiment is that lab demand still outstrips supply, and that is certainly the case in the Knowledge Quarter Liverpool Innovation District,” he said.
“The North West new build development lab pipeline is 850,000 sq ft, including our new buildings, HEMISPHERE One and Two, of which a significant percentage is pre-let or in advanced negotiations.”
Additional space to meet demand will soon become available at Central Tech, the rebranded Sensor City that Sciontec acquired from the University of Liverpool and Liverpool John Moores University earlier this year.
If demand is outstripping supply why aren’t we moving quicker on Hemisphere and Paddington Village in general which has less than average public transport access.
Silence from the Mayor about any new station,which would serve this and the university, you’d have to be really dumb to fail to make a business case stack up. No mention of a proper tram either, whatever , we’ll done to the Science Park.

Totally agree with the other comments, build more and get those spades in the ground at Paddington Village. There should be plans for at least four new stations, Paddington Village, between Sandhills and Moorfields for Everton, Baltic and somewhere in the suburbs like Smithdown Road
