Lancet wins Rochdale approval
The council has granted consent to the housebuilder’s plans for 47 homes and 190,000 sq ft of public space on the site of the former Soccer Village on Wildhouse Lane in Milnrow.
Manchester-based architect Buttress Architects has designed the scheme on behalf Sale-based Lancet Homes.
Rochdale Soccer Village is “unsightly” and in “poor and declining condition”, according to the scheme’s planning consultant WSP. The site consists of indoor and outdoor football pitches with artificial surfaces.
The existing buildings, which include a 43,000 sq ft sports hall, will be demolished under the plans.
Within the development, homes of different scales have been proposed, ranging from five-bedroom family houses to two-bedroom bungalows, to “encourage the creation of a vibrant, multi-generational community”, according to the architect.
A 190,000 sq ft area of public open space, including walking routes, would be located on the eastern edge of the development.
Rochdale Council’s planning committee also approved revised plans from housebuilder Russell Homes for a 100-home scheme off New Road in Littleborough.
The developer already had consent for the development, granted in November 2019, and work has started on site, but revised plans were lodged after Russell received advice from the Environment Agency regarding flood risk at the site.
As a result, the developer has made alterations to the configuration of the 17-acre project.
The scheme, known as Stubley Meadows, will feature a mix of 56 four-bedroom homes, 23 three-bedroom properties and 21 with two bedrooms.
A total of 15 of the homes will be designated as affordable and will be managed by housing association Onward Homes.
MPSL is the architect for the scheme and Barton Wilmore is the planning consultant. RSK is the engineering consultant and Trevor Bridge Associates the landscape designer.
The first properties are expected to be available by spring 2021.
Wildhouse lane, already horrendous traffic problems!

Kiln Lane has heavey traffic flow and one person has already been knocked down crossing. There needsto be a review on crossing points,there also needs to be a review of traffic on Kiln Lane and Wildhouse. Heavey goods vehicles use both .The roundabout at the bottom ofKiln Lane and Kiln Lane are not designed for heavy goods vehicles, the lights at the junction of Milnrow Rd /Bridge St are always be hit be goods vehicles turning.turning.
