Knowsley seeks buyer for 450,000 sq ft industrial opportunity
The council wants to sell a 28-acre plot off North Perimeter Road with a view to seeing it redeveloped into a logistics complex.
Located on the edge of Knowsley Business Park, the council-owned site could be redeveloped into 450,000 sq ft of industrial accommodation, according to a development brief the authority has prepared.
Knowsley is planning to award a 250-year lease to the successful bidder and in return wants to see a development that features “high-quality landmark buildings encompassing good quality public realm…[that] should establish a distinct sense of place for this northern part of Knowsley Business Park”.
The business park is located close to junctions four and five of the M57 and Knowsley rail freight terminal, and is home to QVC, Matalan, Amazon, and Virgin Media.
Interested parties have until Monday 24 February to submit their bids. Bids will be scored based on a variety of factors; 40% weighting will be given to price and 40% on the quality of the development proposals.
The legal offer will be given a 10% weighting while track record and social value will each be given 5% of the weighting when the bids are considered.
“high-quality landmark buildings” on a logistics park? Can big sheds be landmark?
Might also need to reconsider the way M57 Junction 4 is laid out to encourage the additional HGV traffic to access the Motorway network as seamlessly as possible
