Green light for Network Space’s 150,000 sq ft Knowsley warehouses
Network Space Developments has permission for a couple of sheds earmarked in phase two of its Element scheme at the Alchemy Business Park.
B8 and CBRE have been appointed as joint letting agents for the units, which are available for pre-let and will be delivered within a year.
Spanning 105,000 and 42,000 sq ft respectively the sheds are expected to achieve a BREEAM rating of Excellent, having been approved by Knowsley Council planners.
The larger unit has two level access loading doors, eight bays with dock levellers, 184 parking spaces and provision for up to 21 trailers.
It will also have a two-storey office building with views across the service yard.
The second unit is to have two level access loading doors, a couple of bays with dock levellers, and 50 parking spaces.
On the project team for this phase are Spawforths, AEW, Tree Solutions, Rachel Hacking Ecology, RPS, Red Acoustics, Hydrock, Pell Frischmann, Hannans, and Fusion 21.
The plans can be viewed by searching for reference number 23/00456/FUL on Knowsley Council’s planning portal.
This development will mark the completion of the final plot at the commercial hub located close to Junction 4 of the M57.
NSD has previously delivered more than 200,000 sq ft across multiple phases at Platinum Court and Element Phase 1 at Alchemy.
The developer let seven acres at the rear of the Alchemy site to Amazon for vehicle storage and charging. This was sold to Marchmont in March of this year.
Element Phase 1 was sold to CBRE Investment Management two years ago.

Desirable location for a warehouse scheme; units like these with those sustainability credentials won’t be on the market for long.
