Glenbrook Private Clients buys in Haydock
The property firm’s investment arm has acquired a freehold industrial estate on North Florida Road for £4m.
Glenbrook’s latest purchase has been taken on as a vacant refurbishment project from a private landlord in an off-market transaction.
The four-building estate is described as a “substantial manufacturing and warehouse facility extending to approximately 100,000 sq ft on a four-acre site within the highly sought-after Haydock Industrial Estate”.
Offering access to Junction 23 of the M6, and the A580 East Lancashire Road, occupiers in the area include Amazon, Kellogg’s, Sainsbury’s, Movianto, and Costco.
Scott Griffiths, head of Glenbrook Private Clients, said: “Significant capital works had previously been undertaken prior to us acquiring the property. This included asbestos removal and roof replacement, providing a very attractive entry point. We are now on site undertaking a comprehensive refurbishment of the four principal industrial buildings.
“Expected delivery of the first building is prior to this summer with the remainder reaching practical completion between Q3 2026 and early 2027. This acquisition aligns with our strategy of targeting well-located industrial assets with strong refurbishment and repositioning potential across the North West and Yorkshire.”
Upon completion, the four buildings will be rebranded and brought to market either for sale or to let named as North Florida 60, Miami 15, Bahama, and Deltona.
The scheme will be jointly marketed for sale or to let by B8RE and the new Manchester office of NorthCap.
Last month, Glenbrook Private Clients completed the tenant line-up at St Mary’s Gate Retail Park, a 46,000 sq ft asset in Rochdale bought from Columbia Threadneedle in 2021.
