First phase of £1bn MIX Manchester fleshed out
The joint venture with plans to regenerate 60 acres next to Manchester Airport is preparing to submit proposals for the 1.2m sq ft first phase of the campus, including a 1,500-space multi-storey car park and a clutch of mid-tech units.
The MIX Manchester partnership, made up of Manchester City Council, Greater Manchester Pension Fund, Manchester Airports Group, and Beijing Construction Engineering Group, is preparing a hybrid application for a 24-acre chunk of the £1bn scheme that is due to be submitted early next year. As part of the planning process, an EIA scoping opinion has been requested.
Documents lodged with the request reveal that the partnership will seek full consent for 72,000 sq ft of mid-tech units and a 1,500-space car park spanning 18 levels.
Outline elements of the project total 1.15m sq ft and include a range of uses including general industrial, research and development hubs, advanced manufacturing facilities, and hotels.
The proposals will be delivered across three parcels of land off Enterprise Way. The western parcel south of Thorley Lane is currently used as a car park, while the eastern portion of the site is vacant.
The plans align with the strategic regeneration framework for the campus signed off last year.
A six-week consultation on the plans is now live.
Emily Fleet, development manager for MIX Manchester, said: “Our plans for MIX Manchester will deliver a high-quality, sustainable innovation campus designed to support advanced manufacturing, research and development, laboratories and office space, underpinned by significant investment in biodiversity, active travel and high-quality public realm.
“A six-week public consultation will run imminently on the detailed proposals for phase one in due course. We encourage residents, businesses and stakeholders to take part, share their feedback and help shape the next stage of the project.
“We have submitted a scoping opinion request to MCC and are currently awaiting the outcome. This is an important procedural step in preparing our planning application for phase one of MIX Manchester. The opinion will set out the matters the council expects us to assess in our environmental statement, and we will now continue our detailed technical work in line with those requirements.”
CBRE is advising on planning. Sheppard Robson is the architect for the mid-tech units and the wider phase one. 5plus is leading on the design of the car park.
Planit, CPW, DFC, Buro Happold, RoC Consulting, Rihbell, and Atkins Realis are also advising.

I wish they’d sort the back lanes to the east of the M56 next to this, they’re totally unfit for the traffic on them and are a major accident waiting to happen.
The airport relief road should be extended all the way to Thorley lane in Timperley in my opinion. At the very least the lanes need straightening and a bike/footpath added.

They’re going to need better road connections, the A555 is just one big bottleneck morning and evening!

Looks like a good proposal. I hope the people of Wythenshawe will get job opportunities for the development and the flooding issues on the A555 get resolved.

Don’t worry about the roads because this is a car park led regeneration scheme. The first of its kind.

The picture of the proposed development resembles one large industrial estate with a multi-storey car park. What happened to the cafés and retail outlets that were promised? Unimpressed.
