Final letting completes for 131,000 sq ft Knowsley shed

MAC Logistics has snapped up the final 52,900 sq ft unit at Acornfield Industrial Park.

Commercial Real Estate company 4th Industrial has completed the final sale at its 131,300 sq ft speculative development, meaning that the shed is now fully let.

Located off Acornfield Road, the warehouses sit off the main spine road that runs through Knowsley Industrial Estate.

Designed by Building Design Northern, the project consists of three units. The other 47,200 sq ft and 31,200 sq ft warehouses were occupied upon completion by Sovereign Transport Services and Alfred H Knight, respectively.

4th Industrial forward-purchased the project from The Prime Group last April for an undisclosed price. The complex was then handed over to the company in March, reaching practical completion a month later.

B8 and CBRE are joint lettings agents for Acornfield Industrial Park. B8 also advised 4th Industrial on the forward purchase.

Alex Perratt of B8 Real Estate said that 4th Industrial’s commitment to the scheme has been a “resounding success”.

“Achieving strong letting take up on practical completion at headline levels for the Merseyside area is a testament to that.”

Darren Hill, director at CBRE, continued: “The Acornfield Road development was the first speculatively developed mid-box industrial scheme in Knowsley in the past 5 years.

“It is a popular and well-established location, the strong demand and limited availability are reflected in the quality tenant line up and speed at which the units have let”.

Matthew Reith, senior asset manager at 4th Industrial stated that despite “ongoing headwinds in the wider economy”, there remains a strong occupational market for well-located new industrial units in areas where supply has been restricted.
