Fertiliser manufacturer signs for 9,500 sq ft Chester office

CF Fertilisers has taken the entire first floor of Halladale House at Chester Business Park.

The feritliser manufacturer has signed a 10-year lease for 9,500 sq ft of office space at the office block, which sits by a lake within the 175-acre business estate.

Halladale House is owned by Jersey-based company Regional Portfolio Gp, which acquired the property in February 2015 for £3.7m according to HM Land Registry files.

The property has undergone a “full and extensive refurbishment,” according to a brochure. Work completed included installing energy-efficient LED lighting, creating a feature entrance, and putting in new suspended ceilings and a lift.

Halladale House has an EPC rating of B.

When CF Fertilisers moves into its new space, it will have a new neighbour in Close Brothers, which occupies part of the ground floor of the building.

Will Sadler of Legat Owen and Rupert Barron are the joint agents for Halladale House.

Sadler described CF Fertilisers as “a great addition to the tenant line-up” at the business park.

“The letting was concluded within eight weeks of first viewing and is further evidence that occupiers are looking for high-quality and well-located office accommodation,” Sadler said.

“The property has been substantially reconfigured and refurbished and one suite of 4,500 sq ft remains available.“

Richard Wharton, director at JLL, represented CF Fertiliser on the rental deal. He said: “The size, configuration, and location of the property is ideal and we look forward to now undertaking the cat B Fitout and assisting the client with their relocation.”
