DeTrafford moves to preserve Transition permission

The developer is aiming to discharge several conditions attached to the planning consent for the 399-home scheme before it expires in May but no date for a start on site has been set. 

DeTrafford is seeking to iron out matters relating to construction, highways and archaeology now so that it does not have to repeat the planning process once the consent lapses in six weeks’ time.

“We are eager to progress the discharge of these conditions as soon as possible so that the permission can be implemented prior to its expiry on 3 May 2022,” a planning statement prepared by Paul Butler Associates said. 

Manchester City Council granted planning approval for the three-tower Transition in 2019. The development was designed by SimpsonHaugh Architects.

The scheme would be constructed on plot E of the Great Jackson Street masterplan, close to Renaker’s Deansgate Square. 

The project would see the construction of two towers of 32, 26 storeys and a third 18-storey block. In addition to the 399 apartments, the plans feature 50 retirement living units. 

A construction phase plan for Transition, produced by CR Construction, has been submitted to the city council but no timeframe for work to start has been provided. 

CR Construction is assisting DeTrafford in discharging conditions in relation to Transition but has not been awarded a contract for the scheme as yet, Place North West understands. 

Elsewhere in Manchester, DeTrafford has completed more than 600 homes during the last two years across three blocks, City Gardens, Sky Gardens and St George’s Gardens.

Why build such terrible looking ugly blocks designed by Simpson (again!) in such a prime location? This spot screams for a sleek, tall tower that would add to the great Jackson street cluster. This project is so unimaginative and dull it’s just painful to watch.

Let down. This area had the potential to be a cluster of impressive sky scrapers.
We really should be aiming for a statement scraper closer to 250m here.

Great Jackson Street project deserves better, its supposed to be a premium development. The retirement homes are its only saving grace.

People like to complain about Renaker on here but at least with them things get built. Expect this parcel of land within the Great Jackson Street masterplan to remain empty, unless it gets sold to Renaker of course.

This is probably the weakest plot in the whole masterplan. Council decided that the middle should be lower rise than Deansgate Square which makes these apartments totally undesirable.

If it was down to me, I would put one single mixed used massive 80 storey tower there just so that Manchester has UK’s tallest building and then leave the rest of the land as a park.

I love how people complain about the build not looking like a sleek tower like everything else around it and complain about it being designed by Simpson all at the same time. Please don’t comment if you don’t know what you are talking about.
