Caddick wins 360,000 sq ft Wigan industrial consent
Ashton Park, on the edge of the existing South Lancashire Industrial Estate, could either be developed as a single space or multiple units.
KPP is the architect for the project, and Ryan & May the planning consultant. The professional team also includes Lichfields, TEP, Eddisons, Hydrock now Stantec, SLR, Apex Acoustics, Burrows Graham, CWC, and Woolgar Hunter.
Located off Lockett Road in Ashton-in-Makerfield, the 19-acre site offers convenient access to Junctions 23, 24 and 25 of the M6. Caddick said that the site enjoys a large power supply onsite and a height parameter of up to 18m.
Caddick is targeting a BREEAM Excellent certification, with plans to include EV charging facilities, a solar-panel ready roof, battery storage areas, and air source heat pumps.
The development will also offer shower facilities, drying rooms and cycle storage for those wanting to run or cycle to work.
According to R&M’s planning statement, the scheme will offer trailer parking for up to 49 HGVs and have 34 dock-loading bays. There will be 332 car parking spots.

Tom Park, associate director at Caddick, said: “We are incredibly pleased that Wigan Council has recognised the importance of this site through granting an outline planning consent.
“With the potential to generate tens of millions of pounds in local investment, Ashton Park is helping to meet the significant demand for sustainable industrial space in the North West.
“The development offers substantial scale and is strategically located within the prime M6 corridor, an area that has been undersupplied for years. This shortage is underscored by the high level of occupier demand we are currently experiencing.”
Other recent notable Caddick projects in the region include a 544,000 sq ft Goldman Sachs-owned logistics hub at Farington Park in Leyland, where Victorian Plumbing is anchor tenant, while the group’s construction arm has this year landed an £8m contract to deliver a Bromborough warehouse for Max Spielmann.
