Bellway completes £5m land deal to develop Wrexham homes

An eight-acre site off Holt Road has been purchased from the city’s university for the 74-home development, which secured planning permission earlier this year.

Construction of Holt Vale is expected to take around four years with the first homes released for sale either at the end of this year or early spring next year.

The first occupancy is scheduled to happen in spring or summer 2025 according to a spokesperson for Bellway Homes, with the developer agreeing to pay £5m for the site last year.

Located near Wrexham city centre, the scheme features a mix of semi-detached and detached one-, two-, three-, and four-bedroom homes, including 18 affordable properties.

Playing fields will be retained for walking and recreation, while the development will be surrounded by open green space.

Two car parking spaces are allocated with each property, with work due to start on site in the next few months and the first homes set to go on the market later this year.

Sales director at Bellway North West, Jenny Bell, said: “Building on the popularity of our previous developments in the area, we are delighted to have confirmed plans to bring more new homes to Wrexham and are looking forward to getting started on site in the next few months.

“Located within walking distance of Wrexham town centre and close to transport links and the motorway network for easy access across the North West, the development sits in a semi-rural setting that is just a short drive away from the beautiful wide open spaces and rugged coastline of North Wales.

“We are confident that it will appeal to a wide range of homebuyers when we release the first properties for sale later this year.”

Under S106 agreements Bellway is to secure the open playing fields for perpetuity under a unilateral undertaking and contribute £213,000 towards education.

This money will be used either to extend and improve facilities at Borras Park Community Primary School or as a contribution towards the cost of developing another primary school.

Legat Owen marketed the site on behalf of Wrexham University, with Bellway unrepresented in the deal.

Peacock & Smith were the planning consultants, while APD architects and Highstone Group landscape architects were also featured on Bellway’s project team.

Hope bellway do a better job than they have in llay…roads and paths unfinished and tarmaced ,and planting trees and
shrubbery very poor …getting away with murder…..take a holding deposit untill all works complete would be a good idea.
