Bardsley makes a start on New Bailey office block

The construction firm has begun work on the redevelopment of Riverside House at English Cities Fund’s New Bailey scheme on the Salford side of the River Irwell.

Across the river from Spinningfields and on the opposite side of the street to the Premier Inn within New Bailey, the building will provide 11,000 sq ft of office space. The façade of the existing building will be retained, with a new floor, balcony and rooftop terrace incorporated into the structure. At ground level, the building will be reconfigured, with a south-facing outdoor terrace delivered.

Bardsley is expected to complete work in early 2019.

This has been a big year for New Bailey, with the announcement in March that Aviva Investors is to forward-fund the 187,241 sq ft office building Two New Bailey Square. A second 600-p0lus capacity car park has been started, and HMRC has now announced that is intends to locate its Greater Manchester hub, a requirement of 157,000 sq ft, at the third major new build office at New Bailey.

Phil Mayall, development director at English Cities Fund, said: “With Riverside House, Two New Bailey Square and the new multi-storey car park all on site, the New Bailey masterplan is really taking shape now.

“Riverside House is the smallest office development at New Bailey which provides the opportunity to welcome a variety of different businesses and as the ground floor space is suitable for either office, retail or leisure use, it will further add to the diversity of the area.

“We are delighted to be able to retain the façade of the existing Riverside House building into the new development, capturing some of the history and character of the area.”

JLL and Cushman & Wakefield are joint agents for the New Bailey scheme.

English Cities Fund is a joint venture between Muse Developments, Legal & General and Homes England in partnership with Salford City Council.

This new build & refurb looks absolutely wonderful, really pleased that Riverside House wasn’t demolished.
