Ask submits plan for £30m Manchester airport industrial

After acquiring the 7.8-acre plot off Aviator Way in September, the developer has now lodged its plans to bring forward 115,000 sq ft of last-mile units to the logistics hub.

Ask Real Estate will now wait for approval from Manchester City Council to deliver the project, which is expected to generate a GDV of £30m once operational in summer 2027.

The AEW Architects-designed scheme is set to provide nine units with a range of sizes from 6,700 sq ft to 21,700 sq ft.

Each unit has met high sustainability requirements, with the 115,000 sq ft scheme set to be awarded BREEAM Excellent and an EPC A rating.

Plans were submitted to the local authority with the help of planner Deloitte, following a public consultation.

A range of funding options are being considered to target businesses in hi-tech industries, aviation, and logistics and warehousing sectors, to occupy the shed.

The Manchester Business Park site lies off Aviator Way, neighbouring the £1bn, 2m sq ft MIX Manchester development.

Both projects aim to leverage the global connections provided by the country’s third busiest airport.

Jamie Hills, development director for Ask, said: “It was great to hear the local community’s views on our plans for the site, which sits between a number of well-established businesses on Manchester Business Park, including Costain, Emirates, Regus, and PZ Cussons.

“We appreciate the feedback from everyone who attended the consultation event and provided suggestions online.

“Our plans for this prime site would bring much-needed commercial space to attract businesses and help to create jobs for local people, further contributing to Wythenshawe’s economy and the prosperity of the town.”

Manchester City Council has not yet validated the application.
