Agha Group swoops for Chinatown asset

Offered at £3.25m, the Manchester-based investor has acquired Cobac House on Manchester’s Charlotte Street, home to Little Yang Sing and insurance broker Bridge.

Representing  Agha Sameer Anwar and Muhammad Abdullah’s Agha Group, Fisher German’s capital markets team has secured the freehold interest in Cobac House.

A grade two-listed former warehouse, the 15,692 sq ft building is fully let and was listed at £3.25m.

The majority of the building is occupied by Bridge Insurance Brokers, which was acquired in April by global giant Gallagher, taking Bridge into a network spanning 1,116 offices across 130 countries. The lower ground floor is occupied by Manchester restaurant scene stalwart  Little Yang Sing.

The combined rental income at the time of the deal was £271,250 per year. Reflecting £17.30/sq ft, this is considered to be reversionary, said Fisher German.

Gary Scorah’s Commercial Properties represented the vendor, a private client for whom legal work was done by Bexley Beaumont. The buyer was represented on legals by Savage Silk.

Fisher German has worked with Agha Group on several Manchester deals, including the acquisition of St Mary’s  nursing home in Moston in 2024, and the purchase of Onward Buildings at 205-209 Deansgate in 2023.

Agha also bought the 317,000 sq ft Tulketh Mill in Preston in summer 2025, nd the 300,000 sq ft Houldsworth Mill in Stockport in 2024.
