Work begins on South Liverpool Homes’ all-affordable neighbourhood

Main contractor GK Construction will build the housing association’s 92-home development off Conleach Road, which will deliver a range of houses, bungalows, and apartments across five plots to Speke.

Halsall Lloyd Partnership has designed the scheme, which features a mix of houses, bungalows, and apartments, on South Liverpool Homes’ behalf.

The team is hoping to finish the first properties by summer 2026, aiming for full completion by spring 2027.

GK Construction will erect 29 two-, 20 three-, and two four-bedroom houses, arranged in terraces.

The apartment building will be a three-storey block along South Parade, dropping to two storeys along Ganworth Road. It will be reserved for over 55s and will comprise 27 one- and two-bedroom flats.

Balconies will be provided for the upper floors in the block. Another walk-in apartment building will provide a further eight flats.

Rounding off the scheme are six two-bedroom wheelchair accessible bungalows.

South Liverpool Homes has said 27 properties will be available at social rent, 28 will be affordable rent, 17 will be rent-to-buy, and 20 will be for shared ownership.

All the properties will have an EPC A rating, solar PV panels, electric heating, and EV charging points in a bid for bill-reducing energy efficiency.

The scheme will spread across five sites, all encircled by Dam Wood Road, Ganworth Road, South Parade, and Conleach Road.

It is proposed to provide 32,000 sq ft of open green space. South Liverpool Housing has acknowledged that this falls short of policy requirements, but adds that public realm improvements along South Parade will make up for the shortfall.

Adam Smith, director of development at South Liverpool Homes, said: “The mixed tenure of homes in South Parade will play a crucial role in addressing the diverse housing needs of the area.

“Whether it’s families looking for spacious houses, people seeking affordable apartments, or those interested in taking a first step into home ownership, the redevelopment really does offer something for everyone.”

“To address the shortage of adaptable and accessible homes, 14 homes will be wheelchair accessible, and the inclusion of bungalows will help address the needs of the ageing population in the area.”

Smith added: “The substantial increase in our new development programme reflects our commitment to providing a range of good-quality, affordable housing in the area as well as helping to meet the government’s 1.5m new homes target.

“We are keen to explore new opportunities throughout Speke, Garston, and the wider South Liverpool area, contributing to the economic growth of our communities.

Working with South Liverpool Homes on the scheme are Urban Green, TMS, and Redmore Environmental.

There looks to be tons of open space in your photo which is outside the boundary of the scheme, so that shouldn’t be a concern. Good to see 3 floor buildings fronting onto the main road giving the scheme a bit of character, also good to hear houses will in terraces and not semis which waste space, hopefully too there won’t be ridiculously long front garden areas, another waste of space.

Will there be any apprenticeships available?

It always seems mad to me that you get subsidised housing (EPC A rated with solar panels and EV charging!) in an area where a basic standard of maintenance (forget about improvement) cannot be kept up for public infrastructure.

Are there any plans to replace the central Church? All Saints is too far away. A converted shop is not a church building either.
