Premier Sagar wants to build 52 city centre apartments, 44 of them in a 14-storey block.
Working with PWA Planning and architect FWP, the developer has now lodged plans for Chadderton Court and Crompton Court.
The plans involve the demolition of the existing residential block at Chadderton Court, which includes 12 flats over three floors. The two parts of the development sit either side of a listed 18th century-built former unitarian chapel, which also now houses apartments.
As detailed in FWP’s design & access statement, the site sits within the Stoneygate regeneration framework area, where the city council is encouraging development to bring about a mixed-use “urban village”.
Both plots are currently underused, with Crompton Court covered in tarmac edged by grass strips, and Chadderton Court also tarmacked, with the addition of apartments described by FWP as being of “substandard size,” although they were approved as recently as 1994.
If approved, Crompton Court will house eight apartments in a five-storey block, with each of the three middle floors housing two homes each.
Of Chadderton Court’s 44 flats, 29 are proposed as one-bedroom and 15 as two-bedroom. The building will also have a rooftop garden.
Although most of the buildings in the area are low-rise, FWP said that the proposals act as a link between those buildings and some of the city centre’s taller buildings, including the 15-storey Guild Centre and the under-development 16-level Bhailok Court.

Only two parking spaces are proposed at Chadderton Court, PWA pushing instead the development’s sustainable location close to city centre transport options. No affordable homes are proposed.
