Homes plan for land earmarked for industrial
Outline planning permission is being sought for the construction of 250 homes on a site in Knutsford initially earmarked for the extension of the Parkgate Industrial Estate.
Plans have been submitted to Cheshire East Council by landowner The Tatton Estate and its advisors, HOW Planning. No building partner is yet in place.
The houses would be built to the north of the Parkgate Industrial Estate.
The proposals follow Cheshire East's resolution to grant planning consent for industrial development at the site in 2009. Planning consent was never granted as a result of unresolved discussions related to section 106 agreements.
The architect for the current proposed scheme is 5Plus, Manchester.
The proposed development provides for approximately 250 new homes – including a "significant proportion of affordable homes" – a package of associated woodland buffers, ecological mitigation zones and enhancements onsite and elsewhere on the estate, as well as open spaces.
HOW Planning partner Jon Suckley said: "It is our client's overall vision to create a high quality, sustainable development, which will provide a long term legacy for the estate and community at this important site in north Cheshire.
"The Tatton Estate's desire to provide appropriate new homes and improvements to enhance the surrounding environment for the existing community is evidenced by the design code that has been voluntarily commissioned and included as part of the application and the ecology and landscape works."
A spokesman for The Tatton Estate said: "After a very comprehensive exercise of consultation and public engagement, we have made significant amendments not only to the 2008/9 industrial development, but from the initial proposals for residential and office use.
"There has been widespread support to all-residential use on the site, and concerns from neighbours have been listened to and acted upon with measures such as soundproof fencing, improved boundaries, and importantly a full-size roundabout – rather than traffic lights or nothing at the moment -on the junction.
"We and the large team who have helped craft the detail of the proposals are confident that would be the most appropriate development, in the right place, done well."
CBRE Residential is acting as strategic adviser on behalf of the estate.
