Caddick to complete India Buildings refurbishment
The contractor has stepped in to complete the 350,000 sq ft office in Liverpool, due to be home to HMRC, after Styles & Wood had its contract terminated earlier this month.
A new timetable is now in place to complete the job by summer 2020, allowing HMRC to open its regional ‘super-centre’ in the grade two-listed building next year. Once the redevelopment is complete, HMRC staff are due to decant out of Graeme House, Raglan House, Imperial Court in Liverpool, and The Triad in Bootle.
Styles & Wood had its contract terminated in early September after a series of delays to the job; this included the discovery of nearly 400 tonnes of asbestos and additional works that have required specialist planning permission.
Shelborn, which sold the building to Legal & General for £125m in 2017, is the development manager for the project. Styles & Wood is looking to challenge its contract termination, with the company stating in September it was “wrongful” and that it would be “taking advice on the next steps”.
However, Shelborn has pressed ahead with appointing Caddick to complete the job with work restarting imminently.
Under the contract, worth around £11m, Caddick will carry out remedial work, façade repairs and cleaning, as well as renewal of more than 50% of office ceilings, re-lining of the cast iron drainage system, wholesale building services replacement, ornate window refurbishments, new roofs and roof lights.
The contractor will also install five new lifts and refurbish eight existing ones.
Caddick Construction senior project manager Mark Walker said: “This is a prestigious building in the heart of Liverpool that has many unique facets to its design, both internal and external. We are delighted to be coming onboard for this challenging project that is anything but your run-of-the-mill refurbishment.
“We are working to quickly re-engage with the existing supply chain and are confident of a seamless handover to HMRC as existing anchor tenants early summer 2020.”
Falconer Chester Hall is the architect while the professional team also includes Curtins.

Working on the job, an iv only got good/positive comments to say about the trades.But as for styles an wood ,95 persent of the bosses were truely awful, absolutley clueless. One day one of there main men come up to me when i was sawing abit of timber, with a hand saw, an said is there any chance of attaching a hoover to catch the saw dust…….
