Jones Lang LaSalle to sell No 2 Moorfields
Jones Lang LaSalle has been instructed to sell the 63,692 sq ft No. 2 Moorfields in Liverpool.
JLL is seeking offers in the region of £2.5m for the four-storey building, which occupies a prominent corner position fronting Moorfields and Dale Street.
The building is being sold by the Liverpool office of Jones Lang LaSalle on behalf of the Joint Law of Property Act Receivers.
Built in 1984, the property is let to five tenants, producing a rent of approximately £256,000 a year, including the Secretary of State for Health and Yorkshire Bank.
The building comprises retail to the ground floor and four upper floors of offices with a newly refurbished reception, passenger lifts and common areas and 36 car parking spaces to the rear.
Helen Moss, associate director of Jones Lang LaSalle, said: "No. 2 Moorfields is a modern building and offers significant opportunities for an investor to increase value by maximising income on the ground floor retail and the available office accommodation, there is also a potential to consider alternative uses, such as residential, hotel or student accommodation, subject to the necessary consents."
No. 2 Moorfields is next to Moorfields Merseyrail station.
