Two office sales totalling £3m complete

Occupational health firm Healthwork has paid £1.8m for a 4,200 sq ft unit on St John Street in Manchester, while wholesale fashion retailer Continental Textiles has acquired an 8,000 sq ft office in Trafford Park for £1.1m.

Manchester-based agent Edwards & Co represented the private, anonymous, landlords in both deals. 

Healthwork, which already occupies 14-16 St John Street, is expanding its operations with the purchase of the grade two-listed 12, St John’s Street, and will move some of its staff to the new office. 

The property was most recently occupied by accountant Hall Liddy prior to its merger with French auditing firm Mazars last summer and its subsequent move to 1 St Peter Square. 

Edwards & Co also completed the sale of Unit 3, Avocado Court, a smaller business park within Trafford Park, to Continental Textiles. 

The two-storey office building, previously occupied by a printing business, will provide Continental Textiles with a new home as it prepares to relocate from its current premises on the Longford Trading Estate in Stretford.

The retailer, founded in 1953, will join current occupiers Brand Imaging Solutions, Chess Logistics Technology and Papyrus Marketing Solutions at Avocado Court. 

The joint agent for the landlord was Davies Harrison. 

Richard Dinsdale, director at Edwards & Co, said: “The St John Street deal demonstrates our continued involvement in the St John’s Street area after also disposing of Number 23 less than a year ago, alongside a number of other properties on the street in recent years.” 

On the Avocado Court sale, Dinsdale added: “The property represented a rare opportunity to acquire a quality building on one of the few business parks on the fringes of the city centre and we were confident that there would be a high demand from investors and owner-occupiers such as Continental Textiles.”
