Trafford permits Victoria Warehouse tweaks

Office space proposed in an earlier iteration of the venue’s redevelopment has been swapped out in favour of corporate conference facilities.

Adam Geoffrey Management, which owns the Trafford venue, already had planning permission to increase the size of the complex’s hotel from 46 to 200 rooms and build a 180-space multi-storey car park.

This scheme, designed by Drinkwater Architects and approved in 2020, also featured plans for 63,400 sq ft of office space on vacant floors of the western warehouse.

Last year, the developer lodged revised plans that saw the offices scrapped in favour of conference facilities.

The newer application also featured an eight-metre-tall glazed roof terrace on the western warehouse. This element of the project was designed by Coda Studios and replaced the original concept of a roof-top running track.

Jamie Hanson, board director at Coda, said: “The design seeks to provide a contemporary extension to the existing heritage asset, which responds to elements of its character through fenestration pattern and materiality.

“The extension aims to provide a truly carbon net zero extension using a structural CLT timber frame and recycled steel where required along with huge amounts of PV and air source heat pumps for power and heating and cooling.

He added: “This will be a building enjoyed by many and now will be secured for years to come through the building owner’s ambition to extend its life through the new development.”

The updated plans were approved by Trafford Council’s planning committee last night.

The approved plans include a new roof for the central arena building, which hosts events for up to 5,400 people. The site as a whole has an existing outline consent for 775 hotel bedrooms.

Other members of the project team include noise assessor F1 Acoustics, heritage specialist Stephen Levrant Heritage Architecture, drainage strategist Brennan Consult, ecologist Avian Ecology, sustainability surveyor Ecospheric, transport planner SK Transport Planning, and air quality assessor Miller Goodall.
