Taylor Wimpey snaps up Middlewich development site

The housebuilder acquired the 40-acre plot at Glebe Farm in Cheshire from Willsgrove Developments for an undisclosed sum and has planning consent to build 400 homes there.

Taylor Wimpey secured outline planning permission from Cheshire East Council in 2018 to build up to 450 homes on the land between Warmingham Lane and Booth Lane south-east of Middlewich town centre.

The approved development also features a retail store, public open spaces, pedestrian and cycle routes and play facilities.

The site is connected to the A533, A54 and M6, providing routes to Winsford, Manchester, Sandbach, Crewe and Nantwich. However, under the proposals, two new vehicular access points will be created to serve the development – one off Booth Lane and another off Warmingham Lane.

In additon, Taylor Wimpey intends to revise the planning consent to make contributions towards playing fields, affordable housing and the planned Middlewich Eastern Bypass, which is scheduled to open in 2023.

CBRE’s Manchester office and joint agent Harris Lamb acted for landowner Willsgrove Developments in the sale.

Jessica Coombes, associate director who leads the North West land team at CBRE, said: “We are delighted to secure the sale of this strategic site in Cheshire to Taylor Wimpey especially in this challenging climate.

“The site is perfectly placed for good quality housing which will complement the surrounding land uses and existing residential developments to the north-east of the site.”
