Success for Castle Irwell and Middlewood Locks
Salford City Council approved the first phase of Salboy’s redevelopment of a 36-acre site previously owned by the university, and the third phase of FairBriar International’s Middlewood Locks scheme, comprising 189 homes.
Developer Salboy plans to build 157 homes across four plots in the first phase of its Castle Irwell residential scheme – a redevelopment of the former Castle Irwell Student Village off Cromwell Road and Littleton Road. The site, which Salboy acquired from the University of Salford last November, closed in 2015.
The developer aims to complete a mix of two-, three- and four-bedroom houses by mid-2021, while two additional phases of 110 and 233 houses and apartments are to follow, and a possible school on the site, under outline plans approved in June.
The project has been designed by Calderpeel Architects with Euan Kellie Property Solutions as the planning consultant. SK Planning and Renaissance Planning are also on the project team as transport consultant and civil engineer respectively and Layer.studio is the landscape architect.
Simon Ismail, managing director of Salboy, told Place North West: “Getting detailed planning on the first phase of new homes at Castle Irwell means we can now push on and turn this brownfield site into a new community of contemporary high- quality housing with lots of green open space.
“We will be revealing more details shortly with a view to launching sales next month and the first homes will be completed by mid-2021.”
Salford Council also approved the third phase of Middlewood Locks, the 2,000-home residential scheme being delivered by a joint venture between Scarborough International Properties, Metro Holdings of Singapore and Hualing Group of China.
The third phase will provide 176 one- to three-bedroom apartments in two blocks reaching 10 storeys and 12 storeys on the northern side of the Manchester Bolton & Bury Canal.
The blocks are to sit opposite the 275-home first phase of the scheme and close to the second phase, which comprises 546 apartments across four buildings of up to 10 storeys and topped out in February.

The first and second phases Middlewood Locks were bought by a joint venture between Delancey Oxford Residential, fund manager APG and developer Qatari Diar for £180m in early 2019. The apartments are being rented under the venture’s Get Living brand.
Work on the latest phase is expected to start in early 2021 and completion is targeted for summer 2023, Scarborough has said. The project team includes Zerum as planner, Whittam Cox Architects as the architect and Planit-IE as landscape architect, and the lead contractor is expected to be BCEGI.
Once complete, Middlewood Locks will provide a total of 2,215 homes and 900,000 sq ft of commercial space, including offices, hotel, shops, restaurants, a convenience store and gym.
The council also approved The Guinness Partnership’s plans to build 58 flats for social rent, across two blocks at three storeys and five storeys high on a site facing Cannon Street and adjacent to the 15-storey Adelphi Court and Delaney Court residential blocks.
All three schemes were recommended for approval ahead of the planning committee meeting last week.
