Styles & Wood lands £38m India Buildings job

Landlord Shelborn Asset Management has awarded the listed property services business the key contract to deliver the refurbishment and fit-out of Liverpool’s India Buildings, which is to house government departments headed by HMRC.

The works will consist of a Category A fit out, which involves major refurbishment to the grade two-listed building including the provision of office space, remedial works and major external repairs to ensure it is viable as a fully working building. When complete, the building will be leased back to HMRC for use as a ‘supercentre’.

Shelborn acts as development manager at India Buildings, having sold the property to L&G for £125m following the securing of the 270,000 sq ft letting to the Government Property Unit last year. Architect Falconer Chester Hall and historic building advisor DGM Conservation worked with HMRC on remodelling the buiding’s interiors.

Sale-headquartered Styles & Wood was successful following a two-stage tender process and management believe that the contract, which will span a 72-week period, should contribute approximately £38.25m over the duration of its life.

Once the redevelopment is complete, HMRC staff will decant out of Graeme House, Raglan House, Imperial Court in Liverpool, and The Triad in Bootle. The sale of India Buildings  last year represented the largest sale in Liverpool history, and a coup for Shelborn, which acquired the landmark for £16m from Green Property in January 2016
