Story Homes firms up £80m Camelot regen intentions

Chorley Council will now consider the housebuilder’s application to redevelop the old theme park into a 350-home neighbourhood, with half of those set to be affordable.

Story Homes has indicated that the development at Charnock Richard would include a dedicated community hub offering flexible space for co-working, meetings, and activities for local groups.

The site spans 74 acres and has been subject to failed bids for development in the past. Story’s attempts to build on the site date back to 2014, when it lodged plans for 420 homes to the local authority.

Camelot Theme Park closed its doors in 2012. The park was untouched and became a magnet for urban explorers before the remaining structures at the site were demolished in 2020.

Story Homes expects the £80m scheme to generate 240 construction jobs and to top up annual housing spend in the area by £12.3m per year.

“Our proposal not only addresses the strong demand for high-quality, affordable homes in Chorley, but also emphasises sustainability and community investment.

“Through the delivery of affordable homes, investment in green infrastructure, and the creation of new community spaces, we’re committed to ensuring that this scheme supports local people and enhances the wider area.”

The scheme is expected to deliver more than £2.5m in Community Infrastructure Levy contributions, which will be used to support improvements to local infrastructure and services.
