Schroders acquires Trafford data centre

Invesco put the 47,700 sq ft asset let to Equinix on the market earlier this year with a £15.35m price tag.

Schroders Capital has acquired the data centre, described in marketing materials as “network critical” and one of the “most modern and technically advanced” data centres in Manchester.

The facility is a retail colocation site, which means space is rented by several organisations to house their servers, as opposed to a wholesale colocation site, which is let to or owned by a single tenant.

The two-storey facility has 3MW of power and “flexible power densities up to 20kW per rack”, according to marketing materials.

Invesco, on behalf of St James’s Place, sought to offload the asset in line with the managed wind down of its £1.8bn property funds, announced in 2024.

CBRE advised Invesco and Aquira Real Estate advised Schroders.
