Salford parts ways with developer on £60m Ordsall resi

Eighteen months after being appointed to deliver a 274-home scheme off Robert Hall Street and West Park Street, Vistry is set to be replaced on the project.

Vistry was picked in early 2024 to deliver the £60m, 10-acre scheme in Ordsall.

However, after a lack of progress in the intervening months, that agreement has been cancelled.

A Vistry spokesperson said: “We have worked closely with Salford City Council to develop these plans since our initial appointment.

“Following discussions, we are now no longer taking the scheme forward. As one of the North West’s largest developers of mixed-tenure homes, we look forward to working with the council again in future to deliver sustainable, high-quality developments across Salford.”

A spokesperson from Salford City Council said: “After working closely with Vistry during this period and delivering an enabling works scheme to support the main contract works, it has been decided that Vistry will no longer be taking the scheme forward.

“The council remain committed to delivering the scheme and are reviewing options for bringing the it forward through an alternative delivery partner.”

Designed by Buttress Architects, the Ordsall project would feature a mix of two-, to four-bedroom homes in buildings up to five storeys.

Around 40% of the homes would be affordable and managed by Derive, Salford City Council’s housing company.

The plots have long been earmarked by the city council for redevelopment into housing and were previously marketed for sale alongside two smaller ones fronting Ordsall Lane.

The spokesperson added: “The new homes are being built for Dérive, the councils wholly owned local housing company, established to deliver truly affordable housing in the city and respond to the shortage in affordable homes and increasing homelessness.”

This land has been earmarked for development for over two decades.
18 months ago work started on site. Trees and green space was cur down and services were installed. Then a year ago , nothing.

Salford City Council have not covered themselves in glory managing these plots of land .

Their communication is woeful and we who live nearby are left looking at what looks like a dystopian film set

I doubt we’ll see homes there in this decade

As a former resident of Ordsall, Salford born and bred it’s pleasing to see the redevelopment of these well known streets..my mum had shop on Brighton street which crossed both Robert Hall and West Park… Hope they can complete it..🤞

Appointing a mass housebuilder on an aspirational scheme like this was never going to work. Glad Salford have something about them to turn around and say “no thanks”.

Again Salford Planning Dept show remarkable ineptitude and lack of professionalism. Another example was the much vaunted “Cadishead Village Project” that withered on the vine due to planners intransigence and failure to solve minor issues with the developer. There are numerous derelict eyesore sites in Irlam & Cadishead long overdue for small development in the 25 + years I have lived in the area. A scandal and insult to the residents & council taxpayers.
