Salford lets 44,000 sq ft at New Bailey 

Cloud data specialist Matillion has taken 27,000 sq ft at the city council’s office development, while the Competition and Markets Authority has signed a deal for 17,000 sq ft. 

Matillion has signed a 10-year lease on space across the sixth and seventh floors at Two New Bailey, joining tenants including Clyde & Co and Eversheds Sutherland. 

The firm will relocate from Station House in Altrincham. 

Oktra will be responsible for undertaking the fit-out of Matillion’s new office.

The CMA, a government department, has signed a five-year lease on the fourth floor at One New Bailey. 

The CMA announced in 2021 it planned to relocate more than 200 staff to Manchester by 2025, with the intention of setting up a digital hub in the North West. 

The move forms part of the government’s plan to relocate civil service staff out of London into the regions. 

Following Freshfields’ decision to surrender 17,000 sq ft in 2021, the space now occupied by the CMA became available again. 

Freshfields still operates from three floors within the building. 

Totalling 44,000 sq ft, the Matillion and CMA deals are the two largest office lettings in the city centre so far this year, according to agency JLL.

Tom Stannard, chief executive of Salford City Council, said the deals are a “testament to the city council’s commitment to offering office
space that meets the needs of a variety of businesses”.

“I’m excited to be welcoming both Matillion and the Competition and Markets Authority to New Bailey,” he said.

“It’s further positive news for our property portfolio and in particular this development, which has already attracted other big names recently.”

Developed by English Cities Fund, New Bailey comprises three completed office buildings and another two under construction.

Recently, law firm TLT became the first company to sign a pre-let at Eden, ECF’s 115,000 sq ft office building, billed as one of the most sustainable in the region.
