Rula presses ahead with next 25 acres at Winsford Gateway

Having already delivered a 168,000 sq ft unit for Tiger Trailers in 2019, the developer is now ready to start the next phase of the Cheshire industrial scheme after acquiring a chunk of land.

Rula Developments is delivering the Winsford Gateway logistics scheme for Build&Thrive, a partnership between Cheshire West and Chester Council and PSP.

The developer has acquired a 25-acre site from the JV to pave the way for the next phase.

Rula is drawing up plans for units ranging from 1,500 sq ft to 230,000 sq ft on the site.

Ben Ward, managing director at Rula Developments, said: “Having completed works on a new main access road and site infrastructure, we can offer bespoke design and build opportunities industrial and logistics operations through to mid-size business space and smaller retail uses.

“The estate is already a well-established location with great amenities and our ability to deliver quickly will help to fulfil the current demand for high-quality logistics space and provide the opportunity for businesses to grow or relocate to the area.”

Winsford Gateway is located close to Junction 18 of the M6 and is home to more than 100 businesses.

PSP and Cheshire West & Chester Council have been working in partnership on the redevelopment of Winsford industrial estate since 2017.

In 2020, the JV appointed Rula as development partner for the next phase of the scheme.

“The agility and flexibility of the partnership we have with the council allows us to respond to the specific needs of a community and to deliver projects that truly support and promote local people and places,” said Mark Davis, partnerships director at PSP.

“As a partner and strategic asset manager to local authorities, we passionately believe land and property can be used to help local communities to further enhance the economic potential of regions across the country.”

Legat Owen and CBRE are appointed agents to market Winsford Gateway.
