Rowlinson appointed on Trafford Waters resi
L&Q has signed a contract with the construction firm to develop 83 affordable one and two-bedroom properties in TraffordCity as phase one of a wider project.
Completion is expected before the end of next year.
Rowlinson has completed the foundation work for the homes as well as working on Montpelier Estatesâ neighbouring elderly living and care scheme, also at Trafford Waters.
On this scheme the apartments will be placed around two blocks. All will have balconies and will be available on a rent-to-buy tenure, according to L&Q.
The first phase of the wider development will see 350 properties being built as part of waterside regeneration specialists Peel Watersâ Trafford Waters project.
This scheme is designed to be a mixed use sustainable development, creating 3,000 new homes, amenity space, a hotel and offices.
A new primary school plus 20 acres of open spaces also form part of the development.
Ben Townsend, new business director for the North West at L&Q, said: âThis is an important development for Trafford and for L&Q, as it will bring 100% affordable homes to the area as part of L&Qâs ambitious growth plans.
âWe are looking forward to working closely with Rowlinson, Peel Waters, Trafford Council and Homes England to deliver it.â
The residential project was designed for L&Q by architect IBI.
David Chilton, managing director at Rowlinson, said: “TraffordCity is a game-changing development.
âWithin it, Trafford Waters is offering a variety of homes to meet diverse needs, starting with these 83 affordable apartments. In collaboration with the project partners and wider stakeholders we’re eager to progress the construction, seeing the vision for these new homes become a reality.”
James Whittaker, executive director at Peel Waters, added: âWe are really pleased to be working with L&Q and Rowlinson to bring high-quality affordable housing to the area, especially when new homes are needed more than ever before.
âRowlinson have worked on several projects across the Peel Waters portfolio and bring with them a pipeline of further jobs, apprenticeships and traineeships to Trafford Waters.â
John Bowker, chair of JV North, said: âOur ÂŁ560m framework plays a pivotal role helping consortium members procure the best contractors and consultants quickly to deliver schemes that help address the housing shortage.
âL&Q [through Trafford Housing Trust] is a founding member of JV North and Rowlinson is a long-standing member of the framework so it is really pleasing both are working together on a fantastic development like Trafford Waters.â
