PP O’Connor completes demolition at St Peter’s Square

Irlam-based PP O’Connor has finished the removal of four multi-storey offices in Manchester city centre, to make way for the construction of Mosley Street Ventures’ 160,000 sq ft Two St Peter’s Square.

Works to demolish Century, Bennett, Sussex and Clarendon Houses began earlier this year.

The 11-storey block next to Argent and Greater Manchester Pension Fund’s One St Peter’s Square is being developed by Fred and Peter Done’s property company. Laing O’Rourke is the contractor. SimpsonHaugh & Partners is the architect.

The development will total 160,000 sq ft, with 5,142 sq ft of ground floor leisure space and a two-storey underground car park for 72 vehicles.

Accountancy firm EY has agreed a 15-year lease on 41,000 sq ft within the building.

With a project value to PP O’Connor around £600,000 the scope of operation included the removal of all remaining loose furniture; soft strip of internal features; and building separation from the remaining development within the block ahead of the hard demolition activities.

Charmaine O’Connor, chief executive of PP O’Connor, said: “The demolition of four buildings in the heart of the city centre is not without its challenges, we’ve worked closely with our client Laing O’Rourke, and MPT, which is building the new Metrolink tram stop at St Peter’s Square directly opposite our site, to minimise the impact and disruption caused by the works.

“We delivered the project on time and on budget, with all of the materials excavated or removed either being recycled back into in the final building or used elsewhere. I look forward to seeing the completed No 2 St Peter’s Square in 2017.”
