Plans lodged for 132 Preston flats
Proposals for the former site of Fylde Road Mill would see the creation of two apartment blocks reaching 10 and 12 storeys at their highest points.
David Cox Architects designed the scheme, which would see the demolition of the existing vacant building off Fylde Road in Preston to deliver 132 flats.
Plans feature 64 one-, 63 two-, and five three-bedroom apartments. None of these homes would be affordable.
Plans also include a 500 sq ft cinema, an 800 sq ft gym, and a 300 sq ft yoga studio, as well as a rooftop terrace and gardens for residents. There will also be 4,200 sq ft of publicly-accessible retail space created.
Given its city centre location, proposals only include four car parking bays and 72 cycle spaces.
Most recently used as a car rental site, the land was formerly occupied by Fylde Road Mill. The steam mill was demolished in the 1960s.
De Pol Associates is the planning consultant for the scheme. Also on the project team is structural engineer Gaurya, transport consultant Vectos, and noise consultant Philip Dunbavin Acoustics.

Looks great. Lots of development potential down Fylde Road, a key gateway from Ashton into the Uni/Adelphi Square area of the city as well as being on the way to the docks, the canal terminus and Ashton/Haslam parks. Some good opportunities to enhance the public realm and promote active travel here too – and bring out some of the neglected features like the railway bridges, the old mills and the views over to St Walburge’s.

About time we had some new build accommodation close to the city of Preston which is not directed for the student market.
