Plans in for Eccles New Road scheme

Yu Group Developments has submitted a planning application to Salford City Council for a mixed-use development including 107 apartments on Eccles New Road.

Designed by Liverpool-based KDP Architects, the proposal also includes 54 business units, in the western part of the building, and seven live/work spaces at ground floor.

The business space will add up to 8,300 sq ft in total, with two sizes of unit available. The site lies three minutes’ drive from both Eccles centre and MediaCityUK, the applicant said.

The apartments are intended for the private rented sector. The building is mostly seven storeys, rising to nine at one end, and will have parking for 33 cars in a courtyard to the rear – the car park will have an elevated courtyard garden above it, while the scheme also includes a roof garden at the seventh floor.

The project at 615-621 Eccles New Road covers two parcels of land – the eastern part formerly housed the Lancaster social club and is already cleared, while the western part houses a former car repair site, which is to be demolished.

West One Residence is named as the applicant, being a Congleton-registered vehicle set up in 2017. It is part of Yu Group,which is also advancing projects in Newcastle and Nottingham, covering student accommodation, serviced apartments, commercial and residential.

The professional team includes Zerum as planner, Croft Transport Solutions, Azymyth Acoustics UK, CC Geotechnical. Tyrer Partnerships on ecological appraisal, and Matthews & Goodman on employment land appraisal.

The developer had originally intended to put eight retail units in on the ground floor but following following pre-application discussions has altered the project to include business units.

The immediate area around the site is mostly taken up with business space, with residential blocks being added more recently, filling up the space between Eccles New Road and the M602.

In the planning statement filed with the application, Zerum said: “The site clearly represents an opportunity to redevelop a sizable piece of vacant land which has remained vacant for some time.

“This proposal is for a mixed use scheme which restores an employment use to the site whilst also providing residential accommodation to meet market demand whilst presenting a well evolved and considered design and architecturally interesting scheme.”

Nice to see a forward-thinking scheme worked through with the planners! It seems to contextually respond to its location providing a mix of employment and residential uses allowing a vacant piece of land back into use. Lets hope we see this get built. Vive Le Salford.

@Sceptical sadly this work would not be my field of expertise but I do drive past the site regularly as a local. I feel the uses are quite contextual given the mix of employment and residential uses along Eccles New Road but that’s just my humble opinion as a passer by.

33 parking spaces for 107 apartments and 54 business units – am I missing something here?!

Confused – yes, what you’re missing is that not everybody has – or needs – a car. Providing parking incentivises people to get one
