Oldham signs off 72 affordable homes

Vistry secured the approval of the council’s planning committee for its proposals to build a neighbourhood on six acres to the south of Rosary Road.

Most of the 72 homes would be designated as social rent, while 26 would be set aside for rent-to-buy. There would also be a mixture of sizes, with 37 two-bedroom homes and 35 three-bedroom ones.

Access to the scheme would be from two points: Mills Farm Close and Rosary Road.

Vistry said it would develop the neighbourhood with financial assistance from Homes England grant.

Prior to the planning committee meeting last week, there was a bit of back-and-forth when it came to a prospective Section 106 agreement.

Vistry’s viability consultant Roger Hannah had submitted a report showing that the development could not support all of the planning contributions requested.

Oldham Council then commissioned Northern Land Agency to review of that report. NLA’s work found that there was a surplus of £45,600 above benchmark land value. Vistry agreed to put these funds towards improving the public realm at St Martins Park.

AshtonHale was the planner for the scheme. The project team also included Urban Green, Design and Management Consultants, GroundTech Consulting, Redmore Environmental, L&F Solutions, E3P, and CBO Transport.
