Oldham approves garden and 284,500 sq ft industrial
Royal London Mutual Insurance Society’s plans for two warehouses at Findel Complex was signed off at the local authority’s planning committee meeting on Wednesday, as was the council’s own proposal for Snipe Garden.
Snipe Garden

The former Snipe Inn pub will be demolished as part of the approved plans from Oldham Council. The pub closed in November 2022 and sits at 29-31 Henshaw Street.
By getting rid of the pub, the council paves the way for public realm that will provide a pedestrian link between Oldham town centre and the bus station.
Planit is the landscape architect behind the proposals, which would see 28 trees being planted on the site. When complete, the area will be known as Snipe Garden.
AECOM is the planning consultant for the project. The team also included ND Oliver & Co, BUJU Design Original, Wilde Civil Engineers, ArbTech, and E3P.

Findel Complex Industrial

After demolishing the existing warehouses at Findel Complex, which sits east of Greengate in Oldham’s Chadderton South ward, Royal London will craft two industrial buildings.
Both of the warehouses for the 14-acre site have been designed by Horizon Fletcher Rae. The larger of the two will be 164,300 sq ft, with 222 parking spaces provided. The smaller will be 120,200 sq ft and have 150 parking spaces. Of the total 372 spaces for parking, 67 will be capable of charging electric vehicles.
Hourigan Planning submitted the application for Royal London. The project team includes Buro Happold, Vanguardia, Fenix Heritage, Brownfield Solutions, TPM Landscape, Rachel Hacking Ecology, and Heyne Tillett Steel.
Snipe Garden – love the name.
