Salford’s Dye Works phase two resurrected 

Primus Property Group has submitted fresh plans for a 178-home scheme on Worrall Street in Ordsall, previously earmarked for a scheme by Forshaw Land & Property. 

The plans have been drawn up by Tim Groom Architects and comprise 168 apartments and 10 townhouses across two blocks of eight and seven storeys.

The apartments would be a mix of 85 one-bedroom properties, 76 two-bedroom units and seven three-bedroom flats. Nine of the townhouses would offer two bedrooms, while the remaining unit would have three.  

Industrial buildings on the site, previously occupied by J and JM Worrall’s Dye Works, would be demolished under developer Primus’ proposals.

Salford City Council approved a 232-apartment scheme known as Dye Works on the same 0.7-acre site from Forshaw in November 2017, but the application was withdrawn 12 months later and construction work never started. 

Forshaw’s proposals formed part of its wider Dye Works development, part of which, 86-apartments across eight storeys on a neighbouring plot, is under construction. 

After Forshaw withdrew its plans, landowner Latitude sold the site to Primus, paving the way for the latest proposals to come forward. 

The site, located close to the Manchester Ship Canal, is bound to the south by Worrall Street and straddles Dyer Street to the east. To the north of the site, electrical manufacturer Selectric is developing the 196-apartment Merchant’s Wharf.

I wouldn’t fancy a townhouse around there. Also will there be enough parking?

No-one’s forcing you to live there PDM.

Given it’s right next to the city centre I doubt many of these will need parking.
