Education provider takes floor at refurbished Anchorage

QA Consulting has taken 12,370 sq ft at Anchorage 2 in Salford Quays, signing a 10-year lease and joining other tenants including the Department for Work & Pensions.

QA has taken the entire seventh floor of the building and will move 30 staff into the office in the new year. The education provider’s suite will provide enough space for 168 learners once it opens.

The deal will see the company join existing tenants including Baker Hicks, Morgan Sindall, and the DWP. Baker Hicks was formerly based on the seventh but moved to the fifth floor earlier this year, increasing its space in the building to 12,400 sq ft in the process.

In November last year, the DWP signed for another 10 years on the second, third, and fourth floors, which add up to 37,650 sq ft; meanwhile Morgan Sindall, which has its Manchester headquarters in the building, has also signed up for 12,400 sq ft on the sixth floor on a 10-year lease term.

Canning O’Neill acted on behalf of QA; JLL and Edwards & Co are the joint letting agents for Anchorage. Quoting rents start at £19.50/sq ft.

The building is owned by Canmoor, which is currently undertaking a refurbishment of Anchorage 2. The £8m refurbishment will see the atrium at the office fully reconfigured to offer improved amenity facilities including a gym, showers and changing facilities, and Amazon lockers.

Ian Murray, director at Canmoor, said: “With a need to grow its office, QA had been considering a new base for some time, but after reviewing several very competitive proposals, Anchorage was selected as the best fit for their team. QA knows that it’s getting a best in class space in a well-connected location, which is so important for employees.

“The refurbishment of Anchorage, which is ongoing and has completely transformed the look and feel of the ground floor at Anchorage 2, has played a significant role in retaining our existing occupiers and attracting new ones too. We are looking forward to welcoming QA to its new office in the new year.”
