Liverpool City Council is due to grant planning consent to the mixed-use regeneration of a five-acre site next to Chinatown, which aims to deliver up to 800 apartments, 120,000 sq ft of offices and a 140-bedroom hotel over three phases of construction.
The project is being delivered by developer North Point Global, Blok Architecture and PHD1 Construction.
The planning application is seeking detailed consent for the first phase of development at Great George Street, which will bring forward an initial 150 flats and 20,000 sq ft of commercial space. Outline permission is sought for the second and third phases.
In 2007, Urban Splash proposed a mixed-use project for the site, known as Tribeca – the triangle below the cathedral – to contain 740 homes, 80,000 sq ft of offices, hotel and two acres of public realm. Plans for the development stalled during the recession.
North Point Global is the development arm of PHD1 Construction. North Point is currently on site with the £90m mixed-use Pall Mall scheme near Leeds Street in Liverpool, and commercial space for Baltic Creative in Norfolk Street. PHD1 Construction is building the £77m Angelgate apartment project in Dantzic Street, Manchester for Pindelco, the sister-company of North Point.
The project has been recommended for approval at the planning committee meeting on Tuesday 15 December.
Also set to be signed-off at the same meeting is Redrow’s redevelopment of Holly Lodge School to provide 60 homes.
The scheme is one of the first to be delivered as part of the £200m Liverpool Housing Partnership programme.
The partnership is made up Redrow, Wilmott Dixon, Liverpool Mutual Homes and the council. The programme aims to provide 1,500 new homes and bring a further 1,000 back into use.
